Well, good or bad, right or wrong, smart or dumb, I am now the soon-to-be owner of a honey house!
I made an offer last week and got the counter offer this morning, which I accepted, deposit made! It's a little scary, going into debt $7K (delivered) and probably another $3K for site prep, set-up and hook ups, but it should all happen quickly once started. The move may not happen till next spring, weather depending, but that's alright with me (actually preferred). I already have 30 nucs sold next year and it's not even 2016, and I desperately need the space.

If you could get it delivered, blocked, and tied down now, you could tinker with it all winter,plus use it for storage. Add water in the spring.

Congratulations Perry $7,000 delivered you could not buy materials for that price. Sight prep get a backhoe in to strip the sod under where the trailer will be located and dig ditch to septic, well and for hydro, if needed to be buried, coming up under where the service is needed. Don't forget about burring a power wire in back to the well for the pump. Put plastic 6 mil with UV on the ground to block the moisture coming up out of the ground. Determine the required height that will work best for you and get it placed at that height It will save years of frustration having to step up one or two steps rather than using a hand truck and wheeling straight in. If it sits to high, dig a trench for the wheels, so it drops down a bit.
Too bad the power and heat are on one end and the bath room, water needs is on the other. Because the heat system is not a ducted return air system it would work better to heat the furnace end of the trailer, if only 1/2 the space needed to be kept warm. The power would be closer to the extracting equipment also.
I would add extra support where excessive loads will be placed and stored.

You're right again Apis. Here in NS we have special requirements for mobile home pads that must be met.
Removal of organic material, back fill with gravel and compact, 6 mil vapour barrier, certain blocking, must be anchored, must be skirted.
Finish height will be important, but any slight difference can be made up with landscaping (dock). The utilities being at different ends is something I will have to work around.
The extra support is important for sure, but I am thinking that a covered deck could be used as a way to store the extra heavy items until needed. None of the equipment I have is all that heavy, but the supers when full and any drums sure would be.

I didn't think you would be able to purchase the unit for less than 10 grand.  At seven thousand bucks, you have a lot of wiggle room.  You can probably get everything you need into the building for less than 15 grand.  That's cost effective to you.  You are going to work bees many more years, and having more comfort in your work makes life a lot more enjoyable.  You're still a young pup, but age progresses on all of us.  So, having a more comfortable work place will allow you to work more efficiently, which will in turn allow you to KEEP more bees.  The honey house will pay for itself.

Aside from the above, it is comforting to pull the trigger.

Setting up your honey house this time of year is a good thing , it gives you time to think about where to place equipment that will work the best without getting in the way of each other. The wife will be glad to have all the bee equipment (and you ) out of the house, do like apis, have a plan, i'm bad about starting two or three things at a time and wishing i'd done things different after it's to late . I'm hoping this all works out for you buddy. By the way, i found it's handy to have a fold up bed, sleeping bag, a small refrierator, several cans of pork & beans,vienna sausage's, bottled water, and beer, stored there to show your wife that your the Boss and can make it on your own if you have to. Sounds like a great "Black Friday" bargain purchase.
Great step Perry.  It's a start to a whole new world in beekeeping.  I'm sure you'll have it fully functioning in no time and hope you'll remember to take enough pictures to share with us all as the project takes shape---from beginning to completion.

 Perry sound like you got a good deal there, but if I were you I would try to get as much done now before spring for the bees are going to have you going and you will not be able to work on it like you would want to. Just my 1 cent worth.
