A good deal, i think?

Well spent the rest of the money i got off of the cabin and 40 acres we sold, made an offer on 37.4 acres (more or less) and got took up on it :o. I paid half of the survey cost in order to get it surveyed, and guess what? the survey said i have 39.4 acres. 8). It's on black top road, all timber, and 2 minutes from Pomme De Tarre lake. Several homes in the area and have meet the neighbors, i told them i plan on putting bees on it and they thought that was great, said there are some feral around but not like there used to be. One lady said the bees were so thick around her humming bird feeder on her front porch she had to wait till dark to fill it, she said she liked to watch them :). I'll have to get a bull dozer in it to clear a road and clear a spot so the sun can hit the hives most of the day, i think it will make a good outyard, anyway it will make more than less 1% that the bank was paying in years to come. You made a great move.  Like you said, it will make a lot more than any CD in a bank.  Also, having land is an "ace in the  hole."  I have some stocks and bonds and they are subject to going to zero in value, but my land will be there.  If you tell me it's worthless, I can still walk around on it and raise some veggies and a beef or two, maybe even a pig, although that's something I have never done.  It sounds like a nice place for a small weekend cabin.  Congratulations Jack, you made a good decision.

Great purchase, Jack.  Does that mean you'll be moving from Fair Grove, or is the land exclusively as an investment (plus apiary site)?
Could you mark the location on the forum's map so we can all enjoy it with you (well, sorta')

After clearing and dozing the road, the first thing that will grove there is a sweet clover. How cool is that 8)

My wife said she will never leave my castle, so Fair Grove is the last stand. ;D Ef, i'm computer ignorant, but the property is in Hickory co. Mo. closes to the town of Pittsburg, Mo. on farm road 245 (or also called J8), it will be for bees, investment, hunting (Deer & Turkey) and fishing. The boat ramps,4 of them are within 2 miles of each other, the lake is noted for good Crappie, Walleye,Bass, and Muskie, never ate Muskie, but hear it's bony?. My brother-in-law is a retired banker (last week) told me i would never see 5% or 6% interest come back in my lifetime :o.so i invested in something there not making more of and like LS said, it's something i can walk on and use. It's rough timber land on a slop toward the lake with an abundance of Sumac and wild flowers, land sells for (on average $1,500.00 to $2,00.00 per acre in the area) i paid less than $1,200.22 and can you believe the taxes on the 39.4 acres is $13.00 :yes:, even though it's rough land i don't think i got hurt any. Good deal for sure. I agree, the days of any meaningful returns on "paper" investments are a long way off. I sometimes wish there were ways to go back and change some of what I did.

Sounds to me like you bought a tract of land and ended up with a GOLD MINE.

LOL, it’s a lot easier to make money when your taxes are only $13!  What a deal and it sounds like a nice piece of land too.  Wooded land goes for a similar price in my area of Michigan, but our taxes would be 100x higher. :sad:  I’ve got my bees on a farm, but I’ve been keeping an eye out for some good swamp land too.  Not sure what the assessor taxes swamp land at around here.  ;D

My taxes on approximately 800 acres of Agricultural tax exempt land is about 2,200 bucks per year.  There is one acre of land with the improvements, barn and apartment inside the barn and a small cabin, that costs another 2,000 bucks per year.  Thirteen dollars a year is one heck of a deal.  And, yes, if you have extra money in a lending institution you are making less than one percent per annum.  I teasingly tell my banker that "I will not pay him to keep my money."  But, I almost am.

In my many years on earth, the only thing that has always made money for me is land, and if the economy fails the stocks and bonds won't even make good toilet paper, but the land will still produce something.

This is heavily wooded land (cedars, oak, hickory, persimmon, Black berry, gooseberry, ect.) on a gentle slope toward the lake.  If you get lost in the cedars and brush? just start walking up hill and you will find the Hy- way. ;D Jack

And if you get hungry on the way up, you can feast on Persimmons, or blackberries or gooseberries---just be sure to get lost in the right season.

My son and i last Monday,drove steel 6ft. post at what we thought was the surveyed corners that was marked by the survey ribbons. Well the surveyor called Tuesday night and ask if i had found all the markers, and after talking to him, he said to meet him there 11:00 am Wed. (yesterday) that i didn't find them all? I'm glad i did, the land went back another 800 ft. farther than i thought :o,the surveyor walked through the cedars and brush like he was raised on it, i kept a close eye on the sun because i thought he was lost a couple of times  :-[. I forgot to mention the temp. was 2F with 20 mile an hour winds, but wasn't that bad down in the hollers. The surveyor laughed and told me they survey a straight line and if the land drops off and climbs back up when walking it, that in a way you do end up with more land than you think?? i never thought of it before. 8)
  On the back side and east side of the property was signs reading, No Trespassing, Hunting, or Fishing Will prosecute or buried where shot. The Crazy Lady, about every 50 ft. :o. I drove around the area and found a gate that had The Crazy Lady wrote on it and drove up to the house, i told her i was her new neighbor and i wanted to see how Crazy she was, she grinned and said we would probably get along, that those signs were to keep outsider out. ;D When i first seen the signs, i thought maybe Squirt had moved down. :laugh: :laugh: Jack

A sign stating "crazy lady" would be apt to reduce trespassing.  I like it.  It's got me to thinking. 

I once saw a nice, well done sign of a entrance to a Montana ranch that read:  The best way to meet the Lord is on your knees, the fastest way is to trespass here.

I saw a sign beside a long driveway in Ohio that read:  No trespassing.  Due to the high cost of ammo, don’t expect a warning shot.  ;D

We know there are laws on the books that make trespassing a crime, but does ANYBODY ever get prosecuted for trespassing on an individual’s property?

One reason my son and i didn't venture into this new property too far, was because of the Crazy Lady signs ;D, we didn't know who or what we were dealing with :o. Over the years i've met several 5ft. 4in. women,  friends and neighbors wives,my brothers wives, and my mother was one.For some reason most of them have been attracted to my Butt, and i have had many offers to kick it :o I do get offers from some tall women, (my wife is 5ft. 9in.)but not as many ;D. Anyway, you guessed it, the Crazy Lady when i met her was a 5ft 4in.er also. ;D Which is worrysome to me because now i do know what i'm dealing with. 8) and this one hunts and has a gun. Seems to me there are Squirts everywhere. Jack :laugh: :laugh:

I don't remember the ranch, but it was close to Big Timber, Montana.  Big Timber is the home of Shiloh Sharps Rifle Manufacturing Company, and I have a few of their rifles.  I traveled to Montana to vacation and to pick up a couple of custom built rifles over the years.  There is also a C. Sharps rifle company located there.  It is the home of two wonderful old black powder cartridge rifles.  It's a cool place for an affectionate rifle lover such as myself to hang out.
